Who is Jeff Herman

Jeff Herman
Founder & Principal – Firehorse Capital LLC
Real estate investor since 1996
Owned and operated over $11M in single‑family and multifamily assets
30+ years as a professional firefighter/paramedic (City of Portland/Salem, Oregon)
Many years building and remodeling custom homes.
Currently overseeing multiple commercial projects in Ketchum, Idaho
My Story -I spent 30+ years serving as a firefighter/paramedic for the City of Salem, and the City of Portland, including two decades reponding to emergency calls where decisions carried real consequences. That experience trained me to think clearly under pressure, act decisively, and build instant trust with people in high‑stakes situations. In my final 12 years at Portland Fire, I worked as a plans examiner and fire inspector, developing a deep knowledge base in building codes across multiple jurisdictions—an edge that now directly protects my investments.Parallel to my public service career, I built a 30 year track record in real estate, acquiring, renovating, and managing 13 properties across single‑family, farm, multifamily, and vacation rentals. I’ve developed land from the ground up, completed multiple 1031 exchanges, built and renovated many custom homes and commercial projects. Not every deal was a win. I had a six‑figure loss after the 2007 peak that sharpened my discipline and shaped the risk‑aware investor I am today.Once I retired from the fire service, I realized how important it was to own investments that provide a passive income during retirement. My mission now is to help first responders and other working‑class individuals invest together in income‑producing assets so they’re better prepared for their own retirement. Now, protecting investor capital is my first priority because lifestyle depends on it!
Investment Strategy
1. Target markets -We focus on high‑growth, business‑friendly markets that are still early in their growth cycle.Right now, that includes markets like Boise, Idaho—one of the fastest‑growing regions in the country, supported by major employers and billions in new investment. Strong job and population growth support long‑term housing demand.2. Assets we pursue -Our primary focus is multifamily properties with clear value‑add potential, which can include:Underperforming operations.Rents below market.Physical issues or outdated amenities.Other overlooked opportunities the current owner hasn’t addressed. We look for opportunities where we can improve income, reduce waste, and support durable cash flow.3. Our process -Run thorough due diligence to uncover risks.Negotiate terms that protect capital.Install strong property management with aligned interests.Make targeted improvements that increase income and long‑term value. The goal is simple: buy right, improve steadily, manage with discipline towards a proffitable exit strategy.
